Fully occupied duplex, One side is at 800 and the other is at 900, both mth-mth. One side is a 3-2 & the other side is a 2-2. 2 bedroom will rent for 950 a mth and the 3 bedroom should rent for 1000-1050. Each side has a 1 car carport but has 3 walls covered so you could add a wall if you wanted to. Will need a new roof and some cosmetic updating on both sides. Both tenants are really wanting to stay so I would offer them an increase in rent or move.

ARV: $199,000

Rehab: $15,000 (roof and cosmetics)

This is a large rehab, but it is the largest house on the largest lot sold in the past year here--over .4 acre! Once completed, this will sell quickly, as the only properties this size around here are all in the mid $200s, and are on MUCH smaller lots! As a rental, you could probably get $13-1500/mo, given its size, and the rehab would be less as you wouldn't have to do some of the higher dollar expenses necessary to get top dollar as a flip.

Either way you want to make money off of this deal, it won't take long to get it fixed up, and homes are going for up to $117/sqft here--even FHA! Solid margin for a low end flip and good rents mean that it won't last long, so jump on this one!

Price: $122,000 (including closing costs)
Rehab: $5-20,000 (rental vs. flip--just not much to do here--look at the pics!)
ARV: $179,000--very solid, FHA financed comps!
Rent: $13-1500/mo. comps are all within that range.

This is a 3/2/2 in Greenville, where an investor began work on it, but maybe got in over their heads and couldn't finish the job. Since this is a larger rehab, I got a GC bid to finish it out--includes everything you would need to do to the house. Apart from the new build, the comps are clean with some updates, so I think $91/sqft is pretty safe here.

Price: $73,000
Rehab: $65,000 (we have a rehab bid for $59K, and I added some for foundation to be safe)
ARV: $175,000
Rent: $1100/mo.

Cheap deal at less than 80% all in. This property needs a bit of everything but I have the budget set to cover it all and then some. Plenty of rehabs happening in this area and there are similar properties that have sold at this price point on the MLS.

This is a great house in a great neighborhood! It is right along the Chisolm Trail and the creek in the coveted Country Place subdivision, voted "Best Neighborhood in Plano 2016". Roof is new, foundation was repaired 2 months ago, and we have a plumbing test. So all you are doing is painting the exterior, updating the interior, and opening the kitchen up a bit to the living areas. This should be on the market by the end of summer, so with so few flips in this area, you should sell it very quickly for a good premium :)
