For rehab, you're doing some minor foundation, some flooring, paint and whatever other touch ups you'd want to do. Roof is good, HVAC is good, just cosmetics and done!

This is a very charming and good sized 5/2 2304 sqft house with an over-sized front porch right in the heart of Oak Cliff, where comps are being sold for up to $200/sqft! This house was actually recently remodeled--newer roof, H2O, HVAC, flooring, paint, kitchen, baths, etc. and he rented it out for a bit. However, he would like to acquire some more projects, so is selling this one as-is. I would replace the flooring, and rework the floorplan, combining two rooms into a large master suite and relocating the kitchen directly below where it currently sits on the 2nd floor. Apart from floor plan alterations, there isn't much to do to this place as it is already in great shape--having the foundation checked out just in case, but I don't think it will need much if any work.
