Hey, Josh!

I suggest to invest in the house hack first. For two reasons:

1) It is a good way to eliminate current rent that you may be paying or save more.

2) The multi family is much larger scale, and may become too big daunting. The house hack is therefore, a great way to get your feet wet to start and then right after that house you go get your multi family.

“Set for Life” by Scott Trench is a killer book that encompasses foundational investing advice for real estate and stocks. It gives a detailed blueprint to getting started and is truly a must read book. I highly encourage it.

Outside of that, just becoming clear on what strategy of real estate investing you’ll apply.

Great topic!

As many people mentioned, I would have started actively attempting to buy a property, instead of reading tons of books and listening to hours of information. Those things are important but, after a while experience is the best teacher. Also, seeking to meet more investors and business people at a younger age would have moved me much farther.

Way to get going, it seems like you are on a solid path. Private money can be challenging to get without the correct information. You probably already have a presentation to sponsor your deal. I’m not in the Detroit area, but if you don’t find someone to co sign, go offer a wholesale on BP and still profit off finding the deal. After you’ve got a track record you can go directly to private money and get started on bigger stuff. Good luck the on the deal,
