Hey, BiggerPockets!
Finding your why is very important to pushing through difficult and challenging times. Massive influencers like Tony Robbins, Napoleon Hill, Dean Grazio, Jordan Belfort and many speakers on the BiggerPockets Podcast have spoken to the importance of having a strong and deeply rooted why.
Currently, I find it’s been hard to find a reason for wanting a better life, a why that hits at a deep fundamental level.
So, what is your why? What makes you shoot out of bed in the morning, excited for the day?
If anyone has found a good method from books, speakers, etc. that has been effective at uncovering a deep why, I’d love to hear about it.

Hey, Bailey!
Go for taking the risks of adding value and getting mentors. If it doesn’t work, no problem because getting out there is what mattered.
As before mentioned, the classic saving for a down payment. As Scott Trench would say it, create a year of financial runway to: pursue real estate, start a business, or gain a high income skill that can rocket propel your income and thus savings to invest.
Good on you for being learning about and choosing real estate for better life at such a young age. I wish you good luck!

You are right to be anticipating some decline in commercial properties. Everything is moving online and smaller combines aren’t going to move towards buildings but instead websites. Although commercial is on its way down, I predict there to be a small rise after the Covid 19 pandemonium is ended, in usage of things outside the house, this includes business that use commercial property.
Just my two cents.

You have a really good problem right now, it seems like you got a killer deal set if you want to take it, or you could simply wholesale and collect a handsome assignment fee. I would highly encourage you not to just let the deal go, it seems like a great opportunity to make some early cash to motivate you further. Maybe offer it up on BP as a deal opportunity? And most likely to or three investors will at least be interested. Overall, way to be finding properties, and getting out there!

Hello, I agree with those who mentioned Covid 19 and how being not too stretched by investing with debt. I would encourage you to watch a total money makeover video such as this one:

Because the book is quite long and tells one to not invest in any with real risk, although it some truths. But, overall the decision becomes how much risk you're willing to take on. Obviously the faster and more challenging method is not paying down the debt. Good luck to you!

Yeah! I certainly agree with that,
If this holdout period continues it could very well force foreclosures onto many home buyers. Providing more deals for investors and getting the economy back to full force.
