Keep in mind that it is a slower time of year for renting. You can also consider the condition of the property and how updated it is. Typically, neutral-colored walls, cabinets, etc. are more appealing to potential tenants.

Here are some things I suggest including in your tenant screening process:
1. Income (3x the monthly rent)
2. Credit score (you can create different requirements for this depending on the rent if you'd like)
3. Criminal background check
4. Past rental history (no past or current issues with eviction/non-payment)
You could also try working with a property manager to place the tenant.
