If you're just looking for lead sources this doesn't seem like a good fit. There are many ways that work if you're willing to put the time in. I am not a wholesaler but a realtor and do very similar things to drum up business. Most important for you I would think would be cold calling. Get a good dialer system such as Vulcan or RedX and dial as much as you can. Have a good script and know the market before you start calling so you're confident in what you are saying. You can use a texting system such as Batchleads, just make sure you follow guidelines provided. Door knocking or "driving for dollars". Mailers. Signs. Social media advertisements, etc. You got this!

If you do your first deal right you could cash out refi our possibly HELOC it to fund your next. It is all about good numbers on the first one to set you up for the remaining without having to dig in your own pockets.

Sounds like you would have to try the DSCR route, seller financing, or find a partner who could qualify. I would start talking to different lenders to way your options and see if y'all can put together a creative solution.

1031 is for investment properties. You cannot reside in the home more then 14 days typically with this type of exchange. The purpose of the home is to be a rental in this case.

sounds like a partner or liquidating one of your other properties may be the best options here. Is hard money or another line of credit, outside of HELOCs an option for you?

Yes. We have to be ethical and disclose material facts. As a homeowner you should do the same but if you're not an agent there is no legal obligation to abide by this.

Hey Atanas, I am a realtor and investor in the FL panhandle and our STR market is very desirable here. If you can't find something in LA would definitely suggest taking a look here. Miramar Beach, Destin, Panama City Beach, and Fort Walton typically have the best returns. Let me know if you have any questions!
