Thanks so much for the info!! My state allows for $30,000 before needing a GC license.  I'm debating on whether or not I want to obtain a license.  I'll weigh the costs and benefits.  Thanks again!!

@Christian Hansen I currently work for a real estate investment firm and can say that choosing a software can be tricky.  I've researched our options quite a bit and found that Buildium looked very promising.  We were unable to use this due to our commercial portfolio, but it should work for residential.

I am working towards starting my own investment property business.  I would like to act as a broker, flipper, and property manager for potential clients.  I have experience in property management and I'm getting my broker's license this fall.  Should I get my contractor's license too?  Any other aspects to consider? I'm hoping to really start things in two years.
