@Brian Tustin this is spot on. Also, if a long-term

Property manager company was asking 6%, I'd assume they were no good. For short term, 15% is still crazy low.

@Alice Huang, your realtor should be able to set that up for you. I'm going to warn you, though, a lot of those guys pull credit too

@Benson Gee, we're all biased here. I love my city of Austin, and the metrics for appreciation are great. What are you end goals/strategy? If you want to flip, it's maybe not the best city, but our inventory is so low, there's a very good chance of sustained appreciation.

@Ben Hunt, as everyone else has said, start now. Fourplexes in Austin are super hot at the moment, so be prepared for multiple bidding situations. There's no downside to talking to your bank and figuring out what you can afford and getting on a search with an agent. If you see something that fits your metrics, jump on it!

Agree 100% with @Joe Scaparra and @Ryan Kelly, but there's also nothing wrong with buying a condo to live in if that's your preferred lifestyle. @Neil Narayan where are you seeing downtown condos with such low HOA fees? I don't think I've ever even seen an efficiency with fees below $300 downtown.

@Marielle Walter, there's still plenty out there, as long as you're willing to do a bit of value add. I like duplexes and fourplexes, which are getting a bit tough to buy under 300k. Still, you can cashflow plenty of SFRs on the east side or in one of the surrounding cities such as (as you mentioned) Round Rock, Buda, Manor, San Marcos, etc. If you want me to set you up with a search, PM me your email address and some basics of what you're looking for.
