Cobs,
Welcome this is a great site. Go to whatever area you have questions and post it. You will get great feedback and ideas you can use moving forward. It is nice to get the views from different parts of the business, different parts of the country, and different mentalities.

My wife has a 2007 Jeep; my 17 month year old daughter has a 2006 Ford Freestyle Limited. I borrow one of their cars when I need to get something, like diapers or a copy of the new Glamour.

Toby welcome to the community!
For anyone else reading this Toby has introduced and discussed some interesting topics in some of the other areas-marketing online with key word searches and figuring out a better way to use a truck he purchased for non-profit companies. Long story short if you see Toby's posts check them out even if they do not relate to what you do. I would compare his level of insight to John Corey (REI).
At this point I am more of reader, as I am learning and growing. I appreciate members who share their ideas and get in-depth with the issues. Keep up the good work.

In order to get a high ranking and maintain it, there is a whole world of hidden content to fill as well. My friend started a company that specifically improves or builds websites in order to get consistent top 10 ranking. It is highly technical and is largely based on key word searches. I am not sure how he does it but I know he makes a good living. Although it sounds like Toby might be onto a DIY version. Clearly it is going to be the way as the technology moves more and more to online interactions.
I am a fan of having some drinks with a client. Maybe they will find a way to have virtual adult beverages with no hangovers.

It really is an interesting question, so I started to do some research and discovered that it is indeed a really interesting question. There are so many different opinions on the subject ranging from no health risk to bigger then nuclear accidents (and everything in between).
I would think anything posted, there would be an equally compelling argument on the exact opposite side of the spectrum. I would add that even in some of the documentation that says there are little negative medical impact-there is a sentiment of not exposing children to it (a sort of why risk it).

John,
I am on the seller side of the deal. I really appreciate your comments as it relates to the needs of the buyers because it is sometimes hard to see what issues are impacting the other sides decision. I am new so there tends to be the brainwash element where you can only see from one perspective.
Overtime, flexibility and overall ability to see all the angles will be easier for me to grasp until then I rely on sources like BP to give me guidance from all different perspectives. I hear the mentality of my side all day but instead of regurgitating information to the buyer, I want to present options that address their core needs while keeping my companies goals in the forefront. I do not think a policy of zero-sum game will help me grow a loyal client list.
Thanks for input.

I do not know much on this subject but have you tried doing the search on Fannie Mae . com at www.mortgagecontent.net/reoSearchApplication/fanniemae/reoSearch.jsp
I plugged in some search criteria and found Harrisburg $60K-100K and found a property, broker information, and REO ID #. Even if you do not get your exact property perhaps you can then call a broker from one of the other properties who could get you in touch with Fannie Mae. I am sure they will know how to get in touch with Fannie Mae.
You may have done this already and it might be a silly idea, but I like solving puzzles.

10 days is what I was trained to use as the number. I had a request for 25 days of due diligence plus an additional 10 days to close (deal is across a few states). I did not want to present it to the seller without at least addressing it with the buyer. I was unsure if my expectations were unreasonable.
When I was in high school and there was a project due in 20 days I would wait till day 19 (and sometimes 19.5). In college I had a professor who would put deadlines on projects in a very short time window (twenty page paper due in two days). When people complained he would say you were going to wait to the last minute anyway so what is the difference. He was right and it became my mentality. In this case I wanted to make sure I was not bringing my bias to the table.

I am looking for some input. What is a fair/reasonable due diligence period for a REO buyer?
