what are the tennant friendly states?
What is the best way to set up your properties? An LLC or Land Trust and what is the best way to get this set up? Also, how do you go about getting a loan for you next property? Do you apply with your own personal credit and will the loan be under your personal name or the business name? If any experienced investors out there can give me some guidance, I would greatly appreciate it.
I have just fixed up a duplex with new paint, kitchen, landscaping, and flooring. Would it be a good idea to refinance and pull out more money up to 80 percent loan to value? I dont know if an appriasal would come in much higher, maybe it would any thoughts out there, thanks
I just bought a duplex and I was thinking of removing the popcorn ceiling. Is this too much of hassle? It is probably not worth messing with a tennant probably wouldnt care too much about it. Maybe however this little detail would make the place more desirable to rent out? Any opinions about this?
Also what is the best way to remove this crap if I decide to do it?
We have all heard the horror stories, trashing the place, pouring concrete down the toilet. Just starting out as a landlord is tough to come to terms with. With everyone around you talking so negative about it, It takes courage and determination. I am curious about anybody with a great deal of experience, the odds of something really bad happening, and how to deal with it? Such as the costs to clean it up. I know you always have to keep your eye on the big picture and all these matters are small in comparison. How much would a repair bill be for someone pouring concrete down the toilet and what costitutes a tennant being arrested and thrown in jail for such damages?

Thanks for the advice. Let me ask you this, should I give the tennant until the end of the month or begin the eviction process immediately, since she has not paid the rent on her current lease term.

I have just purchased a duplex. One side has a tennant that I want to vacate the property since her current lease is up. I would like to renovate the property and have a feeling she is not going to be cooperative. I know she has not paid her rent at all in the last 4 months of this lease. The current lease aggreement she had with previous owner is ending in this month. My question is, once I give her written notice to vacate the property at the end of the month and she doesnt leave, can I legally change the locks and lock her out since I dont have any lease aggreement with her?
