I own 4 properties in the KC MO/KS area. Does anyone have someone they highly recommend. My current property management company is awful.

But, I'm going to push back a bit here @Joe Polyak - what makes you think you will need property management software right off the bat? Are you planning on starting with a lot of units right away? Do you think software will offer you value that a website or other free services couldn't provide? There's a lot of overhead that comes with some of these programs, so definitely consider that. For example, appfolio requires a minimum of $250 per month. That's pretty tough on a green business that already has other operating costs!

Sorry I should have been more clear. I am open to any resources people can give me right now and my goal is to keep costs low. We are not starting with a lot of units right away and starting small. What free or low cost options do you recommend that will allow us to keep start up costs low while still being able to stay organized and provide excellent customer service?

Thank you very much for the feedback / advice. I am in discussions with partnering with a few folks who would primarily be in charge of day to day, operations, etc. My primary value here is in the lead generation. Many folks I speak with, as I'm sure you experience as well, are on the fence between renting and selling. And ultimately some decide to rent out their place. So I figured that if we can start a very good, competitive property management business to provide the same level of customer service we provide our clients on the sales side without sacrificing the success of our main Real Estate sales business, then we should give it a shot. Also, eventually some of these people do decide to sell, and some folks go with their property managers, who are less than fully qualified to sell a home (for some reason those referrals to the property managers don't often come back the other direction, can you imagine?!?). So this is more of a long term play that I understand will likely not bring significant profits in the beginning, but if done correctly, will continue to grow our business over the long term. The goal is sustainable, high profit growth :).

Hello All,

I am in the beginning phases of starting a property management company in the San Francisco Bay Area. I am currently a realtor selling residential real estate. I have had many inquiries over the years about people who don't want to sell, but asked if I would manage their property as a rental. I always declined and thought, what a waste of a perfectly good opportunity! So now I am researching property management software options out there. I am currently looking at Hemlane, but honestly haven't dug too deep in my research yet. I'm wondering if the wonderful folks at bigger pockets have any good suggestions for which software makes the process of managing property much easier. Or any great resources you think are valuable for me to get off to successful start in my new venture.

Post: Buying CA property using Wyoming LLC that owns CA LLC, good idea?

Hello BP community,


Thanks in advance for your help! Hypothetical scenario; I live in California, I am buying a property with a few of my friends/partners who also live in California. The property we are buying is located in California as well. One of my friends/partners is adamant that we should open a Wyoming LLC and a California LLC. The Wyoming LLC will own the California LLC, and the California LLC will own the property. We are closing escrow on it in our personal names and then transferring to an LLC shortly after. We are not doing this to avoid taxes, we intend to pay all California taxes since this this particular investment property is solely being operated in that state. Our goal here is for asset protection against frivolous lawsuits. Does anyone have any experience with this is? Is this a good idea or a waste of a time?
