I am in the stages of trying to acquire my first investment property and want to go the route of commercial. I'm looking for industrial building but trying to start small and build from there. Has anyone had success from this path?

Hi Makayla,

Step one is to dive into the Education part of this site.  The Webinars, YouTube videos and books are a great source of info to get you started.  I'm in the same boat and that has helped me to prepping for my first deal.

Greetings BP Family!

I'm looking to finally take my first steps on my first rental property and wanted to know what are the basic questions I should be asking my realtor about a property?  It's a 4-plex that is fully rented so I can only go through the pictures. Again this is my first so I'm learning.

Good Evening Colorado BP Family,

My wife and I are slowly on our way to building our real estate knowledge and she is half way to getting her license.  I know there are a good number of investors within the Colorado state.  I would like to get some talks on the market in Colorado and if there are thoughts on in state vs. out of state investing and the outlook on the next 2-3 years.

I see a lot of talk about the top markets throughout the states but not much on Colorado.  I hear that the market is "warm, hot" and not much of a buyers market, so do you just move outside the state? 

Just looking for discussion...those outside Colorado please weigh in also...

Good Morning BP!

It's a great day in Colorado with a low of 10...Anyway on to my request for advice.  My wife and I finally put both feet into this and have started the ball rolling (although down a very small hill..more like a bump).  I want to start out full steam as an investor but my wife would like to get her brokers license first.  Is there a downside to this or would this help make our team stronger? I also thought about becoming a broker myself after the military but is one license enough?

Hello everyone,

My name is Juan and my wife and I have been wanting to get started in real estate for the last 5 years but due to moving have never taken action.  I am close to retiring and I think it's time to get rolling with this.  We have been working to educate ourselves and have even gone to a Rich Dad seminar (didn't buy anything).  I know this is something my wife and I can do we just need a good place for guidance...I hope this is the place!
