Karen I will check out postlets. I've seen it before but just never explored it. Jerry, I am certainly doing all that you listed and more. Great ways to market but I wanted to take advantage of a website with my house numbers and street on it. Thought that when I hand a card out with my property pic on it, which by the way I always do everywhere I go, that it might make it more appealing for a prospect to go to the professional website and take a further look see at my fantastic and beautiful properties(mine are better than everyone elses of course). I have also had wonderful success with the local newspapers and an easy to remember and use web address directly to the house they are looking for might make it easier for them to see the property immediately. So what do you think?

I agree with Justin and Jonathan. There may be an issue with resale with an under the radar add on. In Missouri the disclosures that a realtor has you fill out askes if there has been an addition that has not been permitted. So it must be disclosed in a sale. But one of the big things you need to consider is that the sellers may not have taken into account that their systems do not support the additional footage. In particular HVAC system and electrical. Nothing like getting a call from a buyer when it's 90 degrees and their HVAC isn't pulling it's weight. Something a simple inspection by a certified HVAC installer, before you buy, can avoid. This doesn't mean you count the home out it just means proceed with caution.

Great question Corey! In our market I am feeling a squeeze. The purchase price of a flip is up and there are multiple offers on anything decent. But sale prices on the back end have not quite caught up to the rise in purchase prices. Makes it tougher to make a profit for now but I am glad to see it rebounding. Just need to adjust our strategy.

I agree with Delond. Upfront keeps you from wasting your time. Some deals require so much time and effort they become not worth it.

Hi Alvin, congrats on finding a deal! First of all regarding the mother being on the deed you may want to contact a real estate attorney in your area to see what is invloved. Nothing beats an attornies advice in matters like this. Otherwise the title company will deal with weather or not it has a saleable title. And I would have the title search done before you market it.

But regarding the second issue you need to become familliar with the renters laws in your state if you are going to do this. Although you may not have a lease with this man he probably has some rights if his brother has been letting him live there rent free. It may take 90 days or even longer to get him out. Here in missouri there are a whole laundry list of reasons that you cannot just evict someone. I have a realtor friend that deals in freddy macs and she has been trying to evict one tenant for a year now.

Most of all you cannot worry about hurting brother B's feelings. This is business and not personal. You are mearly trying to make a living and you must develop a tough skin or every one with a story will take you down the rosy path. And believe me everyone has a story;)

Bill, They do have a kit you can buy to test a house you are looking at buying or a rental after you suspect drug activity. I found them online.

Hal,

I have had success with our local classifieds. Also Craig's List will supply you with some immediate calls. Althought I must admit that the classifieds have been more productive for me. I also do index sized business cards with pictures that I hand to everyone. The checker at the grocery store, the shoe store, the teller at the bank, etc. You can usually generate a little buzz around your property if you try hard enough. Don't forget if you are on facebook to talk about it there.

Beautiful home Stephanie. Nicely staged. But I am not familiar with pricing in your area and price is important in our area. I would lead with $20,000 in down payment assistance. That would be a big plus in our market and probably yours as well. Maybe include a warrantee. Doesn't cost much and may give you a leg up on the competition.
