Great thread guys! Frank if you are bent on something that will do what you want call your local college and see if a student can build you something in Access. It won't cost much and you will get a custom program that will do what your looking for. IMO anything worth having is worth paying for (even if it's a little).

Mike, Two comps are not very much to determine value. And I would not include the reo sale. So that leaves you one comp. Call a realtor and see if they can pull you at least three recent sales in the area. If you plan on using a realtor to sell the home they will be more than happy to oblige. If you are using a realtor to buy the home then make them earn their pay. If you can develop a relationship with an area appraiser it will make it easier to evaluate properties. I ask, ask, ask. There are many people out there that are more than happy to give you information including realtors and you need to develop as many of those relationships as you can in this business.

Ryan, I don't understand the 12 that are sold at "right over 155K". Were they pre-sold by the builder? Any how be careful because if they sold turn key at 155k when you get yours under contract with a buyer you may have a problem with the buyers appraisal for the bank. 12 comps in the same neighborhood at that price would bring the price of yours down for sure.

Birddogging is a great idea Daniel! Also just get out there and find a realtor willing to show you a few properties and take him to dinner and get the scoop on how deals are handled in your area. But mostly start analyzing properties that are advertised for sale. You need to know your market and the only way to do that is to look, look, and look some more.

Well if he's not going to put a sign in the yard what's the rest of his marketing strategy? If he is lazy you probably need a new realtor.
