Hello, to answer your question, all you need is an executive lease agreement. They will look at your previous years tax returns to verify income.

I am going to be starting soon buying and holding properties, but I realized I feel I would rather have a management company take care of all the paperwork, screening and day to day of the property. Is it worth it with your experience? or is there a certain amount of properties you would own first before a management company is involved? Advice please!

Finding something distressed and putting 5-10% into it wouldn't work?

I'm a residential loan officer, I don't think it'll be too difficult as long as it's a portfolio lender (want to have more than 10 properties) and have enough reserves and of course the appraised value is high enough.

Buying a distressed or 70% ARV home with hard money, 100% LTC then refinanced it at 75% or less and rented it out? Curious if anyone has done this several times over in order to build their rental portfolio. This, I would think would minimize out of pocket costs to acquire a rental property. Any ideas or thoughts about this?
