Having issues finding a home without getting beat on. I need to get in touch with a good wholesaler I can build a relationship with. Do you guys know of any seasoned wholesalers in DFW?

There is a button up on top of the page that says "Resources" then scroll down to "Tenant screening." That should get you squared away.

Two things come to mind.

First, how much income will you lose by going to school.

Second. How much income will you gain by going to school and will that gain cover the years you had missed not working.

I would never tell anyone NOT to go to school. Education is highly important. I have to bachelor degrees and started on an MBA but decided to stop working on my MBA because it wouldn't make me any more money.

The CFPB has done a lot to our industry. I don't expect things to get better. It's a shame because it will be one of the reasons for another crash. The housing market is responsible for a large portion of growth for the US, and if lending has become harder for most Americans, then it will only lead to one outcome.

I really wish people would stop using the term..."skin in the game." is not a real investor term and has no real value. This is just a term Buffett coined but is not a term truly used in the real investor world. If the deal makes sense, go for it. If not, then don't. If you are requiring someone to put money in the deal, then you are scared. Yes, I do believe that managers in any corporation should be held to some accountability in order to maximize their efforts to bring in revenue, however both parties are taking chances regardless if money is brought out of their pocket or not. That is why you put a lien on the property. A lien is a risk in itself even if they have nothing out of pocket. That is why you require monthly interest payments.

Also, if you are requiring someone to put 6 months interest up-front, then you are just taking advantage of people. No one intelligent or in their right mind would give you 6 months of payments up front. This is like giving a contractor money up front and hoping he starts the project without running away first.

You made some good points but some points are just not true.
