I am a lender, and I have to tell you I would not worry too much about the little details. You won't be in the house for 30 years. No one ever is. Infact, the average loan lasts 3-4 years so looking at the details like you have been will drive you crazy.

Your goal is to save money each month. Does refinancing accomplish this? If the answer is yes, then refinance.

If the house already has a tenant, it probably won't need to be rehabbed for a while I imagine.

I have a great team ready to go i.e. RE agent, insurance, title, contractor, wholesalers. I am actively looking at properties on daily basis.

Looking for someone to come in and pay for repairs. I purchase the property and pay for the holding costs and manage the day to day operations. We split the net profit 50/50. Strategy is to buy, flip and sell in 90 days or less. Only buying in areas with very low DOM. Looking for someone who can communicate effectively as communication is very important to me. Not looking for extremely high end flips so repairs won't be outrageuously expensive. Please send me a message so we can get in touch.
