I am building 4 units of town homes in East Dallas. Each unit will be sold between $450-475k and will consist of a 1800-1900 sq ft town home with 2 beds and 2.5 baths, a two car garage and a roof top access for each unit.
We are needing $500k in equity and we will provide the $900k funding for construction. The equity partners will receive one third of the profit of $115k which is about a 23-25% return annualized. This project will take between 12-14 months to construct and sell all four units. The area is highly desirable and most units sell before construction is complete.
The investment will be secured by a partnership agreement which includes a profit share agreement. There will be two general partners which will receive two thirds of the profit for providing the $900k construction funding, putting together the project, planning and construction and selling all units.We already have the property under contract and are asking for a limited number of equity partners. Closing is September 11th.

We are experienced developers in Dallas and will be building a four unit townhome development and will be needing $500k (can be from multiple investors) from equity partners. Cost of the land is $400k and total cost to construct is $900k. We will be providing the funding for the construction and holding costs and will require the equity for the lot acquisition and up front construction fees.
We are paying a 9% preferred return annualized with 15% of the profit split allowing for no less than a 20% total return annualized. The project should take no longer than 12-18 months to construct and sell all four units.
