That is a tough question to answer depending on where you are looking to ultimately invest.  The city will make a huge difference.  If you are able to split the difference, you can invest in both.  Apartment buildings can be a great investment but you have to buy in an area that is appreciating and purchase a building that has good returns, hi-occupancy, and little overhead.  That said, you can do that with $150k instead of dumping the entire 300k into it.  There is really no need to do that since it is a slow return investment anyhow.  

Take the other half (150k) and buy an already established Storage facility...(300k to build one seems impossible).   The state of the Real Estate market has created a huge need for storage facilities so you will definitely profit there as well.  That is also however, a slow drip to wealth but it will be consistent if you acquire the right facility in the right area.  Either one you choose, 300k (although its normally alot of money) is not enough money to successfully build a facility and to much to put into one project.  Make them both work for you, do some research on which city/state would have the best potential, and take some time to find them both.  If you need help in Atlanta, give me a call.

Hi Holly, I actually don't believe that it is best to sell in April or May as you were advised.  Sure it starts getting warmer out and people (buyers) start looking again for homes.  However, realistically.....most buyers are going to wait until after school lets out in most areas before they start looking to move so they don't risk moving their kids from their current school district.  While you may have a 2Br that is not for the "typical" sized family, you will have many people also looking to downsize from their larger homes that they are holding on until the summer to list.  You will have better chances from June-Sept to make the best deal on your property based on what I have seen in the market as a Realtor.  Good Luck

If you are buying a property, the agent should only ask (if they do at all) to see your ID to verify your human and then only if they are providing you with access to viewing homes on your own. If they are not your anticipated lender (should you need one) then they should not be copying your ID for any other reason at all.
