I have the alternative. But it is not the same price. If you use the mail merge function of Click2mail.net then I am not your person.

My cost is .31 per card not including postage or .62 per greeting card.

I use click2mail.net It is a learning curve for sure and it is a yucky yellow or white card.

The main point of mailing is do it several times.

Done a few of these. I have found out it is easier to set your price and just bid the option fee.

As far as marketing:

Online marketing
Craigslist, kijji, backpage, oddles

Offline marketing:
Direct mail 1,000 people around the radius
Direct mail to business people
Flyers to area businesses
Flyers to neighborhoods
Voice blast to existing buyer database
Flyer to realtors, mortgage brokers, title companies, insurance companies, home inspection companies...etc.

Bandit signs:
Arrows to property
and property sign.
If you have this property in a land Trust. Advertise "TRUSTEE SALE"

I am under the assumption you know how to do them. I would not use ebay for bidding, but you can use the classified to advertise.

Here is what I have done when researching our market place for REO and Short sales here in my area. I went and pulled data from the MLS. One to find out who is buying REO's.

What I have found is that some properties had a push higher than list price. Mutiple bidders on certian homes.

I also found out that properties were going 85-90% of final list price for short sales and a few REO's.

I made about 20 offers recently that were 60% of value on properties and of they were turned back or not even countered.

It is sort and sift. But if you can get MLS data. Find out where and who is buying what.

I like skype. I use my own phone number as the caller ID. I do pay for the service. It has ton of benifits. I also use Pamela for Skype for recording conversations. It is for me to review when chatting with sellers and buyers.

I have used 800 VM systems, Pat Live, Voice Connect and also local answering service companies..

After all these years I have found that I am better taking my own calls. Selling houses still go to property hotline. But if they are in front of one of my homes then they call me direct to get inside.

If I miss the call then call back.

I think I am responding to the topic. Lists are good. Wholesale lists are not all wholesale.

"Foreclosures are oaky, but I've noticed that the vast majority have little or no equity." That may be true, but that is right up my alley.

Not a huge fan of Non Exclusive agreements and for some reason I cannot seem to find the language on my hard drive. But I remember it saying that it was 1st right of refusal.

To me a non exclusive looks more like a listing agreement.

I read your post and seen the pictures and I was going to buy you a plane ticket to Florida to rehab my homes....lol.

Great job. Let me ask you this. Could you have painted the cabinets? I looked at the previous cabinets with the picture and was wondering. Congrats on the rehab.
