Nick....It was for the other Nick I suppose. I am not offended. But David Alexander is David Alexander. You have to know the guy. I would not call what he is minimum success. I am going to Blow some Wind about the program and so forth. When I signed up for biggerprofits I thought it was a good networking site. But here lately it has been name calling. That stuff is so elementary and yes I jumped on it also.
Shame on me. I have known David for about 8 years. Just google his name in conjunction with Sub 2 deals. You will see what comes up.
He is the type of person that likes to make the money on the property without ownership and liability. I will just leave it at that.
If I offended someone with my post that is not my intention. I think we are all grown ups and can take our candy to another sand box.
Nick & Nick I have joined his sub3 program. There is nothing like it.

I guess I will draw the line on this one. I know David very well. His program is very unique. Taking useless pot shots at the guy and other people is not very productive. You seem to be a bright person.
I can tell you that David Alexander is probably one of the most creative investors I have ever met. He was doing sub2 deals probably before you could even spell sub2.
Some friends of his coined Sub3 because it is just an extra step.

Comparable Sales are like kind of properties within a certian geographic. If you have to fudge then a variable of 10-20% in size can be used based on Square footage and distance. I am not an appraiser but in general I always look for price per square foot and back into the deal.
If you have values different than across the street then something is different about the subject home.
If you get a chance get a hold of an appraisal and really study it.

Mike hit the nail on the head. Work your butt off. But you need to have a plan. It is hard to do Wholesale Full time as sometimes inventory runs out. So I would look at other investment opportunities with real estate. Wholesale is a JOB.
