And Mansfield is not that far from me. But since this will be my first home dont I need to live in it for one year? I Need to be close to my job and duplexes are none existent here, and if I go too far the commute to work is congested and slow..

The only thing would be connecting with other realestYe investors building relationships and maybe purchase a duplex from an investor. I can't believe you're cashflowing 700! That's unreal here

Quick question for all my veteran investors

would you recommend using a down payment assistance program for your first home ?

Any investor/lender/realtors done this before ? What are some pros and cons?

I see bank of American giving a grant of up to 17k that doesn't need to be paid back and was wondering if anyone has ever made this approach to getting into their first home with plans to eventually rent it (,sfr)

I believe there are a lot of risks involved as someone mentioned on here already, it's best to build a net work in your area that can maybe connect you with people out of state to get you to where you can trust in an out if state team to help you build your portfolio, however don't you have to live in your home one year before renting it out ?
