Thank you to everyone who had recommendations.

I have 3 SFRs (and growing) in the South Austin, Buda, Kyle area.  Does anyone have any recommendations for property managers?

The occupant decided to accept the relocation assistance offer and they are moving out in November.

In the meantime, the court case went ahead for the eviction of the former owner.  He didn't show up.  Nobody else showed up.  I got a default judgement in my favor in less than 2 minutes.  I'll be eligible to file a "writ of possession" next week, but there is no need since the occupant will be leaving voluntarily.

Everything worked out fine so far.

Thanks Vincent and Willie.  Good advice.  I offered $500 for them to leave.  They haven't decided whether they will take that offer yet.  In the meantime I am getting the legal gears turning since they take some time.  Hopefully they take the money and leave before I have to go to court.

I bought a property at foreclosure auction.  It is occupied.  I posted notice to vacate.  No response to door knocks.  Heard dogs barking inside.  3 days later filed petition to evict against previous owner.  Got a call after filing petition from occupant.  Occupant is not the previous owner, but someone else.  Do I need to re-file the petition to evict against the occupant?  Does the petition to evict against the owner apply to other occupants?  What should I do?

Hi. I just passed the real estate salesperson exam this morning and I'm looking for a sponsoring broker. I don't want to work as an agent, I just want to do my own investing. The idea is to get MLS access and be able to view potential properties on my own time without getting another agent involved.

Any tips?  Thanks for the advice.
