I've been on the county clerk's site where I can search for liens/judgements on a parcel. How do you check for IRS liens? You say you need IRS clearance?

1. From your example, how would I determine if years 1-3 worth of back taxes were being covered by the TD sale rather than the full 8 years worth of back taxes?

2. How much do you pay per property on CTS to get clear title?

3. Do you guys have an ordered checklist of things to "do homework" on that you could share with me? I'd like to be as thorough as possible.

I'm assuming you've done auctions before.

Do you do a title search on every property you bid on, before you bid on it? Or do you search liens through county records, bid on the property, and hope for the best; following through with a title search after you've made the purchase?

I assume you wouldn't go in blind. I just figured it would cost ALOT doing a title search on every property that I wanted to bid on.

This is a foreclosure/tax deed auction

I'm not sure how the title would be deeded to me at auction. I was under the impression that it's pretty much quit-claimed to you. 

I'm not sure about insurance on an auction. I guess it would depend on the type of deed that I got title in.

I'm more concerned about re-sale. So, if I won an auction, got title through quit-claim, could I re-sell using a warranty deed, or is that not possible since it was quit claimed?

Pretty much what I'm asking is:

If the last transfer of title done on a property was with a warranty deed (lets say there were 10 transfers of title done before this one), does this ensure that all other transfers of ownership done before this particular transaction have been proven to be ligit? (ie. clear title)

Hey BP,

I'm trying to buy on auction. I want to make sure title is clear. I see that the last time the property was sold to the current owners (who are now losing the property to auction), a warranty deed was used. 

Does this pretty much mean that there is clear title on the property? 
If no, why?

When selling a property bought off auction, is the most typical way of doing so through a quit-claim deed?

Does ANYONE sell a house they bought off auction using a warranty-deed?

Hello BP,

Hope you're all having a great day.

I want to do a lien search on a property, and I want to know of ALL LIENS that are on that property. I can go on my county website, where I have to enter the name of the owner of the property. BUT, how do I know that all of the liens on that property were accrued by the last owner?

Can a property have a lien on it from 3 owners' past? 

I want to purchase Tax Deeds, so knowing what liens that are on the property is critical. I just want to make sure that I can find all of them.

I've been wholesaling, and want to expand to bidding on tax deeds, which I will then wholesale. I have the following questions:

1. Can you purchase tax deeds with hard money?

2. Are there any seasoning requirements before you resell a tax deed? (ie. do you have to wait any specific amount of time before resale)

3. Is the most typical way of re-sale done using a quit-claim deed? 

4. If I buy a property at auction, do the back taxes automatically get paid for with the money I use to purchase? (ie. after I purchase, will I be responsible for paying any back taxes)

You can call yourself "serious" when you GET SERIOUS. Once you decide that real estate is what you are going to do, you are a SERIOUS INVESTOR!!!
