Im looking for a full case study of a whole sale deal completed. I want to see pictures of the house, list of items that need to be rehabbed/updated, and the comps that were used to determine the ARV. Id also like to see the estimated repair value used, estimated arv, offer price, contract price and profit made on the deal.

Hey @Jeremy Carl 

You can not buy a property under an LLC by means of an FHA loan. The loan must be in your name. Instead, put an umbrella insurance policy on the property. This is what I did after I bought my duplex.

You can buy a home using an FHA if you don't live in it IF you claim it as your primary residence...just make sure you have your mail forwarded to your apartment.

You could also sublease your apartment, and actually live in the multi family...just a suggestion.

Hey BP,

I'm looking at a house that looks to be worth about 80k based on comps. However, none of the comps I'm using have a pool.

The house in question has a pretty nice, screen-in, in-ground pool. (See picture)

The county appraisers site is adding $22,750 to the property value for the pool! Is this crazy?? Should the added value be more like in the $5-10k range? Especially for a house that looks to be worth only 80k w/o.

Hey BP,

I want to do some sweat-equity on Craigslist..

Anyone have any tips for good prospects (ie. FSBO, For Rent, etc.) they'd like to share?

I kinda learned that a good time to call is after work hours.

Any other good tips, scripts or strategies for this?

I feel the same. I've spent so much time on this site, I would feel like a "donkey" having someone just repeat it all back to me...especially for a lot of money!

I think my problem is just trying to pick up all of my momentum too fast. I have a decent amount of money that I can spend every month on marketing, and I think I'll just stick to that. Honestly...I probably wouldn't be able to handle the call volume yet anyways.
