Matt is right. Some of the multis are in bad shape. The good news is there isn't a lot of crime in Keene, the "rough areas" just tend to be poorer. I am seeing an increasing number of homeless downtown as well. But it is still a cute town.

@Neil G., Hi Neil, I have looked at Keene quite a bit. When looking at a college town, you want to see if there is a dorm housing shortage. There is NOT in Keene, there are a lot of rentals available, and they are hard and slow to rent. Call a realtor and ask before you make the long drive. However, if you spruced the place up and had one of the nicest places in the price range, perhaps yours would get rented first! I work in Keene once a week. It's a somewhat depressed area despite the hospital and college and there is a flooding issue in many areas. Despite all that, I still keep my eye on Keene too because the deals look so good!

I have been working with Semone Gagnon from Bean Group in Londonderry to find a triplex. She is phenomenal. She works 24/7 for her customers and is licensed in Maine, NH, and MA. She knows her markets, lenders, and contractors. I am sure she could help, especially where you are spanning states. I can't post her email address (website didn't allow) but I just googled her name and Bean Group and it popped right up.

@Danielle Ratto, Hi! Thanks so much for your long reply! You hit right on my number one fear. I thought it was a mixed blessing that I couldn't get my first property to appraise because the 3 br unit needed paint everywhere (incl moldings and ceilings all peeling) and I am scared to dead of the lead paint issue! Best of luck with your new tenant and moving forward. I hope your crystal ball is right about people moving further north!!! Have a great long weekend.

Hi Ann, I have learned my traditional lender lesson the hard way! Do you have any interest in lending in NH or Maine? I am working with a brilliant realtor and I'm ready to make a move. I am new to investment properties and flips but I have built two houses for myself and one on spec and been thru the FHA 203k process so I don't feel like a complete newbie. Thanks!
