Troy has had a few new construction projects go in, mainly student housing to my knowledge and the downtown area has had a good amount of rehab. As far as generalizing neighborhoods I feel that's difficult. There are some neighborhoods that the area is pretty consistent but both Troy and Albany are boots on the ground areas in my opinion. One neighborhood can change quite a bit block to block.
This is a great program, I found it as I was putting in an offer on my first home so I didn't get to use it, but have referred many friends to it. You can use it to purchase up to a four family home too! The work shops actually teach some decent information regarding credit and such.

seller financing is definately a possibility. I see deals popping up in these areas from time to time. Your going to need some sort of down payment though even with owner hold note. You may be able to negotiate a low amount down though

I don't believe aluminum would be an insurance killer. It was commonly used in the 70's-80's I want to say. Your best bet would be to contact your insurance company and ask them.

...yea they kinda caught me in a stressed out moment. After they said break under road I kinda blacked out, at least I thought clear enough to price shop the repair work.

Metaphorically and literally, this weekend turned expensive quick! I met with my contractor to put in new doors, when I walked into the basement I realized my main line was backed up. So, I went to Home depot, after a 2hr battle with a sewer snake and no results I decided to call in the pros. Roto-Rooter showed up and shortly after they determined there was a break in the line about halfway into the road. Awesome! A $1200 upgrade weekend, brought along the discovery of a $4600 emergency repair (Homedepot rental-$50,Roto-rooter camera service- $550, Repair $4000)!Long of the short always have reserve and don't try to run in this business on a shoe-string. I prepare for HVAC problems, vacancies, general maintenance but a $4600 plumbing repair never has been a thought in my budgeting. I tend to run myself lean when making moves, this experience will make me think twice on the next venture.

... And the company that did it, cash only. Roto-Rooter quoted $6500+.
