@Lior Solomon you can definitely get some good cash flow in these areas. Just make sure you do some research on the area you are buying in. There are some properties that boast great cap rates but are in "war zones". Troy also has 3 colleges within its city limits.

I have heard multiple times on the BP podcasts that the e-myth is a must read. Went to a book store to grab a copy yesterday and saw they had the e-myth, e-myth revisited, and e myth mastery. Which should I read/ is one a precursor to the others?

I like to use Pergo type flooring. It's durable, floats over slight imperfections, and easy to install.

They probably spent more time and money destroying their building than it have taken to file evictions. Ridiculous

You don't have to email a pic off your phone to your computer. You can use your web browser to log in to BP and upload right off your phone. Just did mine.

Yea a single 8" probably wouldn't cut it. Do you have attic room to put a separate unit in to handle the upstairs? Or could you sacrifice some closet space to use as a chase?

Pat L. , I am an hvac installer. The ductless split is a nice option but the only concern I would have is if the house is cut up too much the air would stratify. The seer rating is generally higher than your conventional ducted systems which means lower energy bills. If you have the room I would suggest a ducted System for better air flow and temperature balance. You can also get multi- evaporator system that runs off one condenser but those are pricey. Hope this helps.
