Hi @Austin Damon,

I think this is part of life not just wholesaling. Think of it like this imagine this was a loved one that you had to give advice in regards to what to do with a lump sum of cash. What would you recommend? Also I would recommend the following book: The Go-Giver by Bob Burg and John David Mann. It is a short and amazing read that will help with the question above.

I would recommend starting with small achievable goals. For example Attend 1 meet up and introduce myself to 5 Fix and Flip seasoned investors. From there have your elevator pitch of how you can add value to there business by allowing you to shadow them. Think of some unique things that you can bring to the table that can add value to their business and ask if they would consider.

Hi @Rachel Meyers,

A typical wholesale deal does work with a 5K non refundable deposit; however at a minimum you can do a walk through the property to estimate your rehab cost. In addition if they are not able to provide clean and equitable title your 5K should be refunded back to you. In this scenario it is too risky to pull the tigger without seeing the property if you do not have an existing relationship with the wholesaler and its someone you trust.

Hi @Regina Jones,

If this is your first rehab it might be a little to much dealing with a reliable contractor that will be able to pull permits. I would recommend maybe partnering with a seasoned flipper and doing a JV on it which will expose you to a lot of the growing pains and learning curve. Good Luck!
