Thanks for your input Jay. Yes, Portland is certainly a tougher market to hit APR. However, I do pretty consistently hit 30% Apr on my deals. But yes, choosing the right contractor is a big part of any deal.

Has anyone dealt with or heard of Real Estate Investor for Life?  They are touting equity partnership to me on my deals.  They provide all necessary funds to get through a deal, including rehab costs in exchange for 50% of profit.  However, they want a $5,000.00 fee to join their group.  I'm ok with this "fee" if they are a reputable company.  I can't find much out about them online.

I am looking for an experienced landscape installer in the Portland, OR area.  I do not necessarily need a licensed and bonded person for this job, and can rarely afford to pay the overhead costs associated with licensed landscape contractors.  I am looking for a go-to person to handle demo of existing landscaping and installation of new landscaping in my local flip projects here in PDX.  Minor landscaping will that will be involved.  Some tasks may include stripping of old grass, demo of old landscaping/plant beds, defining new plant beds, installation of new sod, etc..

Again, I am looking for someone that is looking to build a relationship with me and will be able to work on all of my rehab projects.  I can also refer the right person to my fellow RE investors which could turn into a fairly lucrative role for the right person.  I am not looking to come in and bid homeowner/retail pricing to me...I can find that on my own.
