Are you looking for a property to Buy & Retail? This 5/2 in Jacksonville, FL is in a sought after neighborhood. Recent sales at homes 400 SF less have been sold in the $168000 to $170000 range after renovation. This home has already had a new roof placed in June 2016 (savings), electrical and plumbing have been inspected by a contractor and have been given a thumbs up, Pretty much needs a cosmetic renovation. The numbers are there to make this one go over $185000-$195000 depending on the renovations and when it hits the market.

I work with several Investors who are out of state and out of country. I just wanted some insight from other investors as to how they choose the areas outside of their own. How far out do you go from your current area? What type of due diligence do you obtain when picking an area? How do you manage projects and properties from a distance? How do you find deals within that area? Just in general, what makes you invest outside of a 100 mile radius from your location? Any insight would be appreciated!
@Derrick Burtle I am a Real Estate Broker in Florida, and we have to present all offers. Therefore, the Real Estate Associate should have presented your offer. I’m sorry this happened to you. Negotiating is a HUGE part of Real Estate. Starting low and negotiating is beneficial for both sides.
