Here's my take in ranked order with a focus on quality.

1. Skip Vault. .20 per match. Worth it if you dont have thousands of records.  High 80's in matching.

2. PropStream .12 per match. High 60's in matching.

3.DataFinder there is plan that gets it down to about 2.5 but it's for over 10K records a month.

I consider a tenant being able to get their mail as part of my goal to turnover a 100% functional unit. Everything works and they have access to everything that's part of their use and enjoyment of the unit. I do this because I think it helps set the tone for my relationship with the tenant. Cali may be different but you can wait for the postman and change the lock out. If its a newer pedestal, the lock may not be available at HD but online. The numbers on the face/back of the lock are what you will need. Also, you will need proof you are the owner if you want the postlady to let you change it. Hope this helps.

I'm not in your area so hopefully someone else will chime in from your area. At any rate Ill share my thoughts with you. Please keep in mind that as a beginner you want your first deal to be a solid deal with low risk.

1. Relative comps are important. If you have a broker who is familiar they can help you with the ARV. Reach out to one you might want to eventually list the property with. A listing that hasn't sold doesn't carry a lot of weight in the absence of recent comps. Keep in mind a fast flip usually requires a discount price.

2. Go here "http://buynowhardmoney.com/" and download Ann's Deal Analyzer. Maybe not the best but I doubt anyone would say its not effective.

3. Closing costs vary. If you can, reach out to pros in your area and inquire about their fees. As a side note: A team of pros are necessary.

4. I don't think I have enough info to hazard a guess (what is the purchase price?) but if you work it out on the spreadsheet it will clear some of the fog. After running the sheet, present the numbers back to the forum I'm sure you will get some educated opinions.

Lastly, read the forums and there is a BP Beginners Guide book that I think is free. Probably a good place to start if you haven't read it already.

PS. Make sure you have a primary and secondary exit strategy. Start with the end in mind..

Hi Everyone,

Joseph here in Hot-lanta. I was looking for a property (M/F or SF Flip) and somehow stumbled on Bigger Pockets. I've been in the race for a few years and learned enough to lose my share of money. Hoping to continue some life long RE investing learning and share the little I do know :-).
