Post: Pass through income to LLC to secure Commercial Lending?

Interesting post. It seems to make more sense securing a primary LLC to make everything simpler when going after what you're interested in commercially. I myself am looking into securing one LLC to put multiple properties under but when I saw that you had an LLC for each property owned it made me wonder. Are there certain benefits in obtaining an LLC for each property? Tax breaks? Lower costs?

A question for you seasoned real estate moguls out there.

My partner and I are attempting to avoid agent fees that come along with operating in the real estate market as an investor. Is there a quick way to gain access to MLS without having to use agents? What type of testing/certifications/licensing would be recommended for young entrepreneurs attempting to buy and hold residential and commercial real estate in order to stimulate cash flow?

Software choice? PowerPoint? Put together a 5 step speech presentation and expand your numbers and ideas on your slides. It does depend on the method of communication but I'm assuming that your pitching locally. All basic Microsoft office components are great ways to present your real estate deals in either a public speaking environment or an Internet file transfer. Take classes that offer public speaking tips and tricks, makes a world of difference and yes I am speaking from experience.

Marc Bodinger, Residential property is what we're leaning towards for the first property purchase. A possible foreclosure or rehab job is what we're looking to pick up quickly, flip, and then gain capital to throw into another opportunity. And as far as REIT's go, after the election and the way the stock market has reacted to this new deal I'm excited to see what the DOW REIT index will do in 2013. It peaked in 2007 and has since then been on a decline, but it has substantial potential to make a rebound this year. I like the limited volatility and lower interest rates for my sake. As far as companies go I think we can both agree that stocks like PSB, OLP, LRY, and VNO (all B rated) possess lots of promising value as we enter into 2013.

Randy F. I completely agree with the idea of holding onto property and renting it out in the state of Alaska. Flipping is something that we’re wishing to do in order to make a hopefully quick capital gain, it’s a risk we’re willing to take early on while also searching for other opportunities. I would love to see the statistics you currently have on the Anchorage real estate market as well; thank you for offering.

Hello BP community,

My name is John Starkey; colleagues of mine in Alaska as well as myself are extremely blessed to have found this website. The helpful advice and nationwide networking opportunities are important factors to me as I look forward into the future of real estate investing. Having this site as a reference will be extremely taken advantage of over the next several years.

A little about me: I am a 23 year senior at the University of Alaska Anchorage majoring in finance. (Investment concentration) I currently work in the banking industry and have a respectable foundation in investing and what it takes to become involved in the world of real estate risk taking. For the past year I have rigorously studied the art of real estate investing, holding, selling, and cash flow maximization. This coming summer 2013 is when a set partnership I’m involved in plans on making move number one into the real estate market.
