I have done thermal imaging on my properties as well as my personal home.  Good money spent.  It identifies deficiencies in the thermal envelope.  By having this information you can use it as a negotiation tool.  Remember, " a picture is worth a thousand words".

Piedmont is an underserved market.  Yukon and Mustang have grown but Piedmont will not allow (voted in) any apartments.  Someone would be smart to build a a couple of duplexes out there. 

I am not an expert but your seller will counter your offer a certain amount and there is no rule that you should fall into that trap. For example is the price is 200k and you offer 175k. The seller may counter at 195k (5k). I would counter in 1-2k increments. People think that logically its fair to match his % and meet somewhere in the middle. Remember, you make money when you buy. 

Objections are just needs for more information. Selling is really problem solving. You would be calling if they didn't have a problem. I would ask basic questions to put the person at ease. If they hang up on you no big deal. What did you learn from the call. Pro baseball players become all stars by striking out 7 times out of 10.
