Charles Ma,

We haven't connected yet, and you haven't posted on this forum, so I can't tag you. But it was nice meeting you face to face, and I'll be in touch on BP. Send me a colleague request so we can stay in touch and you can tag me if you have any questions when you're on the forums.. (and maybe I can send you link for a podcast some time..)

@Melvin Yuen

Thanks for all the kind words, and I’m happy to be able to share what I know and my experiences so far.. Good call on Vallejo at your entry point. When there is blood in the streets (figuratively), good time to buy.. The problem for me is that the rents and vacancy have never been relatively good enough for me to go out that way with prices versus my area. And it seems like prices are rising proportionately faster than rents, like most areas, so hard to get a lot of cash flow.

@Sam

Looking forward to talking to you more.. you sound a lot like me from a different lifetime…ended up on the bank regulation side instead of the private sector (which I never would have thought when I started econ & finance), but enjoying it a lot. There are 5% down owner-occupied loans for SFH, homepath 5% down for SFH and condo w/ no appraisal, FHA 5% down for 4plex w/ 75% of rents qualifying towards your DTI ratio, and that's just what you can do without any partners.. Whatever you decide, don't be afraid to pull the trigger when you get comfortable. The water's warm!

@Daniel

Was nice talking to you again, although like many, not as long as I would have liked.. Hope you got a chance to talk to Chris Music and some others interested in flips. Hopefully I’ll see you next time!

@Chris Music

Stoked to hear you’re in escrow, and looking forward to hearing closed! Either way, I think you’ll make out on it with increasing prices all around Oakland… it’s just a question of when, or waiting until families start moving in the summer.. Hope to hear the good news soon!

@Erin A.

Again, I love your drive for investing that you’re willing make to make the move for a good investment. I did the same thing, and ended up being one of the best choices I ever made in my life.. It’s been very interesting looking at the Stockton market, and think it may be a relatively better cash flow play in the future for my prospects as Bay Area CF dries up with increasing prices.. I’ll see you next Tuesday, and anyone else interested in talking Stockton RE, come out and join us next week for a mini Stockton meetup!

@Kyle Zaylor

Good to talk to you at least for a little bit, and thanks for the ranges on the construction costs.. I have a friend who is considering development deals in SF on an opportunistic basis (owns multiple properties there now), and would most likely need someone to work with on the development (teardowns, fire, lots, etc) . PM me your info, and I will put the two of you in touch. Probably won’t be a deal tomorrow morning, but a good way to be first in line when he’s ready to move, and you’ve been the point man on info..

@Andrew N.

Glad you could make it this time after doing the late-night hang out at the SF meetup. (btw, almost the last this time, and only Minh has stayed out so late in the past, besides Christine..) Thanks for being a trooper! I didn’t get to talk to you nearly as much this time as in SF, but I’m always available and open, and hopefully will see you again at the monthly meetup.

@Michaela G.

I’m glad you could make it out, and disappointed I couldn’t spent some more time talking to you! I love all your posts on the forums, and everything else you’re working on. The underground market & “sub” biz you were talking about has some great potential.. and hope it works awesome for you! I love where you’re going with it. And your RE “strategy”. (or whatever works!)

@Adam Hofmann ,

I think the wholesalers may have been the heroes of the night! There's definitely the demand from investors to bring deals. The question will be at what price and terms… Like I said before, I'm willing to pay near market value to be able to get access to an off-market property without the competition, although I'm looking at conventional 25% down, 21-day (real) close on non-owner occ deals. <8GRM SFH & duplex/4plex, or vacant fixers or turnarounds, especially in lower GRM areas in the Bay.

@Ken Lau

I barely got to talk to you this time, but I saw you chatting it up with Kevin, and would be interested in talking about some out of state investments in the future too.. Next time.

@Pete Tam

Glad I got to talk to for you the brief time that we did, and I’m also interested in hearing about some of your IT background. Have you considered how that might contribute to your RE goals..? I know Adam Hoffman has really leveraged his background to get things done on the wholesaling side.. I’m always working on new ways I can leverage my own experience also..
