We decided it was best to just get a full set of architectural drawings printed up so the city would stop asking for more stuff. We finally picked up them today and should be bringing them to the city tomorrow and hopefully that will be the last time and we can finally move on. Lesson learned. If you're going to be doing any serious structural changes, have an architect draw up some plans even if the city doesn't require them because they might change their mind.

Hey @Kyle Carhart ! There are quite a few people from GR here. There's also an REI meetup group that meets the 2nd monday of every month at B-dubs on 44th at 6pm. Good place to meet with other local investors.
I'm just starting out myself. Working on my first flip right now.
@Scott W. Recent comp sold for $153k and it was a horribly done flip with really bad craftsmanship and builder grade finishes. I'm not worried about the comps. It's a really hot neighborhood with tons of redevelopment. As of right now we've only spent a few thousand on demo. Construction hasn't started yet because of the delay getting the permit.
@Chris Petter it's on Charles one block south of Wealthy. Wealth/Eastern area. Hopefully I'l have more updates soon.

don't strip it and don't paint it!!!!!! when it's dark wood like that it's best to leave original, especially if it's in an area of other historic homes and that's what buyers want.
The floors are fine to be sanded and stained a lighter color but NOT the trim. The only time I paint trim like that is if it's honey oak color.

If possible make those windows on the left bigger. Maybe put some planters under them. I'm trying to think of ways to use of that dead space of siding. I'd change the color of the siding if possible too. Not a fan of that color with the orange brick.
Hey @Brian Backus, The city has really been jerking us around on this permit. Every time we give them what they ask for they come back with something more they need. It's been ridiculous. With the holidays that doesn't help because I'm sure the city workers aren't around as much. My dad and I are getting really frustrated and we're really ready for things to get moving. Believe me, I'll be posting updates here when things get moving. Glad we don't have much holding costs right now or we'd be screwed.

@Tim VandenToorn We were hoping to have things done before Christmas but that time frame is long gone by now I'm afraid. I'm thinking we might wait to list it in the Spring since the market is usually a little better then. We had some issues getting a permit from the city to start building but we should have that straightened out by next week I believe.
