I'm considering opening a HELOC on my personal residence to potentially use as capital for future real estate investments. My question is: how will this HELOC impact my debt-to-income (DTI) ratio, both when it's opened and if I start using it?

Specifically, I’d like to understand:

  • Does the full HELOC limit count toward my DTI, or just the amount I actually draw?
  • How do lenders typically treat HELOCs when evaluating you for future loans?
  • Would it be smarter to open the HELOC and let it sit unused until needed, or does even having it open create a DTI concern?

Do you have a buyer's checklist or know where I can obtain one for due diligence on a residential single-family home? More precisely, I'm going to look at a potential off-market purchase and would like a form to fill out while performing the walkthrough.

It's hard to tell from the picture. Is that Carolina Siding, aka asbestos shingles? If so, I would replace. It is way too dated. The overall color schemem looks good. Imo

So I need help. My tenant is on disability and would like me to complete the form to have the rent deposited directly into the business bank account. Is this okay to do? Has anyone else dealt with this? Are there any problems with this?

Generally speaking the lien waiver is to be signed off for the work that was completed. When working with lenders they will require you to sign off on a release of lien waiver through the progression of the property. This is very common with hard money loans when the rehab funds are being escrowed and reimbursed back to you through draw request.
