@Aaron K. Thanks for clearing this up for me. It makes sense now. It's a rule of thumb that can be adjusted based on the situation/property.

I've read a few articles where they talk about figuring out the maximum offer amount (ARV * 75% - Repair Cost = Offer Amount) but they don't go into detail as to the relevance of 75%. What does this percentage represent? Also, is this where you cover other costs (holding, closing, etc)? Lastly, how does this percentage change depending on strategy (Buy & Hold through BRRRR vs Flipping)?

Last month I received rent from 5 out of my 6 doors. One tenant wasn't able to pay the full amount (she only paid half). She works for Southwest and was laid off. However, we agreed on a payment plan. I don't expect this month to be much different. I'm hopeful that things will get better soon for everybody.

I think we all want millions. I mean who wouldn’t. However, for me, my goal is to building passive income every month. My goal would be around $8-10k. I did the math and this would cover all living expenses and leave room for reserves and non-essentials.

I also struggle estimating rehab costs but I've found the BP rehab calculator very helpful to provide a ball park amount.
