It's a good model, and one that we've had in our arsenal for a few years. 

However, we've found that very few homeowners are going to want to go through with this--most people who want to sell their house want to sell it RIGHT NOW without waiting for a month or two while repairs happen, and especially don't want to be living in the house while those repairs are happening. They usually just sell their house all-cash instead of worrying about the extra money they could get through repairs.

It's incredibly difficult to find someone who's willing to do it, but if you do, it's a great and lucrative strategy.

As someone who runs an REI meetup, the first comment hit it on the head. Everyone's looking for new information, whether they're seasoned veterans or newbies. There are various things that you can do to make the environment more welcoming for both groups, but ultimately providing novel and useful information is the most important thing.

And I agree with @Christopher Rodriguez, it costs money to host a meetup, book the venue, etc. There are some seasoned pros who will attend every meeting, leech all the information from you they can to try to find your secrets, and are allergic to any form of helping out the meetup. If everyone was like that, no one would do any meetups.

Having kids around will never be a positive...you can avoid it being a negative, but at least for me, with my kids around (3, 5 and 7) I wouldn't be able to concentrate on the deal and they would definitely be a distraction to the seller. 

But if he's closing the deals and the prices he's negotiating are good, I don't see why he shouldn't be able to keep doing whatever he wants. I would just never do that myself.

Honestly, as someone in the RE biz, you should be thankful for Freddie Mac and Fannie Mae. Government subsidies of housing create much more turnover than there is anywhere else, and create a housing market here that's completely unlike anywhere else. Imagine if 20-30% of the buying transactions disappeared, and that's a good picture of what life would be like in a stricter system in those countries that you mentioned.

These subsidized loans happens largely because US social policy is mostly non-existent towards public housing or rent subsidies when compared to those other home-owning countries. In fact, this discussion isn't really a housing discussion, it's a political discussion if we're just going to be talking about what the government should and should not do.

Have a clear distinction of tasks. Every deal I do now is a partnership, I do all the work, they provide all the money. Works fine, because the investor knows their task and I know mine.

We've got an interesting one here...bought for a steal of a price at 240K, ARV is 600K. But the area is interesting, we had a trash container there for one day, and someone filled it to the brim during the night. It's going to be interesting getting this one going!

More fun facts: previous owner is skimming electricity! And managed to hoard so much stuff that there's a complex and full-bodied stench that pervades the whole house.

Thanks! This is one where we were actually worried going into it...we believed that there was a market for A+ restored Victorians, but there weren't really any comps in the area before this house. It paid off in a big way!

If we learned a lesson from this, it's know your buyer very well, and you can recognize a demand in the market that isn't being met anywhere.
