I am in the short term rental market in Orlando. It seems like there is low inventory available for sale. Prices are between 80-90% to what they where back in 2006 but for the sake of short term rentals an investor would have to put at least 20% down in order to purchase a quality property and still have cash flow. If anybody has suggestions in areas that are cash flowing better in Central Florida please suggest.

I manage Vacation Rentals in Orlando my own and some friends properties would be glad to help you.

Its not short term leases its a vacation rental, families going to the theme parks or business people that come to conventions, Orlando is a huge town for conventions since we have the second largest convention center in the US. Our short term rentals perform well in this market @Kris Lippi

In my area a long term rental that gets 1200-1500 /month will be able to get at least 2000 in gross rent by going the short term route. There is much more work involved and some extra expenses.

Reviews in tough areas will really hurt bookings in short term rentals. For some reason people who are paying less than $100 per night seem to expect luxury acomodations

I also invest and manage VR properties in the Orlando area and I agree single family home with a pool is the way to go

Try and do as much research as possible. I own and manage short term rentals in Orlando which is a city with high tourist volume and have never heard of a $150,000 home renting for more than $100-$120 per night. I could be wrong because I don't know your area but all I recommend is do good research. Good luck and I hope you make a killing

@John Rogers does your friend sell any vacation homes in Orlando? I am interested in purchasing vacation homes in Orlando. Also do you know if you could potentially use this method to sell any property, just selling the LLC.

It would only work if the place is furnished.
