Great Thread. I also recommend Short term properties in Orlando I have some of my own and have started to manage others for some colleagues that don't live in Florida. I am lucky to have lived in Florida for over 17 years, I just wished I started doing this a long time ago.

The short term rental market in Orlando is real good. We have seen movement in properties in all areas of the city. The most amount of movement is seen closer to all major atractions. Miami is an incredibly hot market for short term rentals. Specially around South Beach and Downtown/Brickell Area. Rental rates in Miami go up really high very often because right now there is a shortage in hotel rooms for the amount of visitors they are receiving per year.

In my opinion it depends on what kind of LLC and how it is structured. I suggest you get with your accountant on that. If you have no additional expenses I would suggest putting aside at least 20% depending on your tax bracket. In my own case I have paid close to 30% on April 15th it helps if you have qualifying expenses

i am looking at making my first buy and hold in a condo in Orlando the bank is requiring 20% down however I can only come up with 10%. Does anyone know a hard money lender that can finance the other 10% on a short term loan?

Hi I am currently in Orlando and looking to gain some knowledge by helping anyone I can. If you are local and I can assist you with anything let me know.
