Hi @Kristen Coffie, Multifamily Millions and Emerging Real Estate Markets by Dave Lindahl are 2 books I picked up when I first started with multifamily. Great foundational books.
Not sure if you’re also looking for recommendations on lenders as I didn’t see that question asked in your original post but you can certainly shoot me a DM for lender recommendations.

Agree with @Scott Morongell. Most of the offerings out there are 506(b). You'd have to make sure you are not soliciting and have a pre-existing substantive relationship with investors prior to offering an investment opportunity.
