Invest in Western NC! Here's why I will continue to invest here: 

1)The laws are LANDLORD FRIENDLY and TENANT FAIR. If eviction is necessary, it takes about 4-6 weeks from start to finish and you can apply deposit to lost rent if necessary. 

2) Mild climate, no snow removal (unless you're at elevation in the mountains).

3) It's one of the top 5 most moved to states.

4) Hickory NC voted best little city to move to.

5) Any type of investment is available: fix and flips, BRRRR, buy and hold, multifamily, single family.

Unfortunately, you're asking the wrong question. It's misleading to provide a proof of funds if you don't have funds. Also, Realtors have heard the "I work with a group of investors" line.

Wholesalers add value by finding off-market properties and making them available on a broader scale.  If you're being asked for proof of funds you are dealing with Realtors, so not your best pool for deals. 

You can find off-market properties by calling owners of vacant properties or properties owned by absentee owners. You can also request a list of tax deliquent owners in your county and contact those people.  Bring those deals to market.

Here's a list of the most common red flags I hear when screening tenants. Comment the ones you've heard.

"My trailer burned down..."

"Our landlord won't repair ANYTHING..."

"I'm in an abusive relationship..."

"I paid my debt to society..."

"I'll have the money next Friday..."

"Could you work with my on the deposit? I'm on a fixed income"

Have you tried Madison Home Builders? From what I understand, you don't start your payments until building is completed--they carry the cost inhouse until you close.

Hi, I'm an investor/broker in Western NC. Charlotte is booming, Asheville is hot, and the surrounding areas are suffering from a rental shortage. 

I'd recommend looking in Hickory, Lenoir, Morganton area of NC.

It's a real estate broker or real estate firm who is willing post a listing for a flat fee, no other services included. It gets my listing exposure on the MLS without the traditional contract with a listing agent. I'm looking for a local agent who offers flat rate MLS listings because that's the level of service I need.

Hi guys! I'm looking for a flat rate mls broker for my property in Caldwell County NC. I've never used this type of service so I'm looking for a recommendation. 

I understand that I need to find a broker with access to my local MLS database (or idx or whatever it's called).

Who can point me in the right direction? A google result yields a ton of results and I'm not sure if any of them will post to my local mls.

Well, this is an old thread but in case you're still looking...try Fleischer Law in Lenoir NC. They are familiar with a variety of real estate transactions, very courteous and reasonably priced.
