Major props for the combination of consistent quality relationship building, creative financing, and taking action when the opportunity presented itself. Looking forward to hearing how it moves forward!

In looking at a place long ago for my first occupied home...I saw what looked like some water damage/dry rot/peeling paint on some dry wall. As I got a closer look I could see some sort of movement under the wall almost like waves in water. Turns out the roaches were so plentiful they actually visible moved under the wall. I did not stick around to count them.

I know that the question about what to do with $100k has been asked with a 3 choice answer but I was curious as to what people recommend someone would do with that amount if they are just entering into the RE world. What would you do and why?

My first house I lived in the previous owner shingled over a slate roof. Every contractor I had come over was amazed that anyone would ever do it. Luckily the Amish crew who eventually did the work didn't mind the extra removal.

They also used marble tile in the kitchen for the floor, countertop, and back splash. It might not have been so bad if they hadn't put the countertop marble tile over laminate with really crappy thinset. If only I'd had BP when I bought my first house!

Oh and after painting for over 10 years - like most work, proper prep will save give you extra years on paint jobs both interior and exterior.

The best part if the pictures...great composition and depth of field from the photographer. Never underestimate the power of good pictures to help really create an amazing feeling. Congrats on a kick-a$$ first flip!

welcome laura!

I am a former resident in Lakewood and am also looking at possible multifamily. I am new to BP as well and to say that site has good information would be like saying Cleveland has potholes. BP is amazing from an information standpoint. Would love to get touch base with you. I live out in North Ridgeville now but come to Lakewood several times a month to workout. There are others in the area as well so maybe we set up our own little gathering? Cheers and here's to finally getting weather above freezing!

Love this thread back and forth! So much fun to see both sides of an argument that has been raging for years within the world of term vs whole and other insurance policies. Like all investments, including the world of RE there is no 100% path that fits every person. You'll find people who swear that SFH are a terrible way to invest in RE and others who say it's the only way. It's the same with insurance. For some individuals term is a great way to go. For others it's whole or variable and for some it's "screw the man - I don't need insurance!". Point is, you have to figure out what is good for you. That's all and leave others to figure out what is good for them. If you think whole is good for you - get a whole life policy. If you think term is better then get term. No one is making you - just be sure to do your research and weigh both sides of the argument.
