Central Arkansas still has affordable properties, as well as neighborhoods increasing in values as investors flip houses one after another. Lots of old neighborhoods seeing life and hope return.

Little Rock is a great place to invest. There's pockets of high crime areas, along with pockets nearby of nice rental neighborhoods. You just need a Realtor or Investor in the area to be feet on the ground for you here, because good deals are snatched up quick right now. Lots of OOS investors buying fast!

You definitely need to ask each broker you are considering about wholesaling, subject-to, and any other deals you may bring to the table. Some will allow it, others will not. The brokerage I am currently with does not allow Realtors to wholesale deals, but they were a match for me in every other deal. I do almost no wholesale deals.

Hi, Logan: Where in Arkansas are you located? A good way to get started in the business is with a house hack. Live in a house while you work on it. This especially works for a duplex or triplex.
