For our rentals, I always use a color that is close to what it already is to reduce the painting time. Usually a grey or tan. Tell Rachel I said hi!

There is a local REIA in Little Rock with regular meetups. You can find that on Facebook or Meetups websites. We haven't been in a few months, too busy doing the business, but we still connect with other investors often out and about - LOL, Home Depot & Lowe's & at properties - as well as over coffee and meals. We love talking about the visits, learning from those in the business longer than us, and helping others get started.
