I think I understand now, but, how can I go about finding out which of these groups are "protected?"

Is there a way to get a list of Elder/Vets with VOUCHERS and JUST call them or advertise to them or is that still a violation of what you mentioned above?

Just wanted to corner a certain market without breaking any laws or violations....

Huh? Excuse me for my obvious confusion but...How is that a violation of fair housing laws. I'm targeting a specific group to provide housing.

I call that cornering a market, NOT, a violation of any laws.

If I'm wrong in my query, please help me understand how this is a "violation" of anything as I am still a ROOKIE and still learning the basics of marketing. 8)

Hi all... name is Jugo. Nice to meet you all.

I am moving forward to purchase my 1st home here in NC, and my strategy is to buy/hold/rent to Elderly and/or War Vets.

Can anyone help me with targeting this specific group? I'm focusing on this target group because of the gov't assistance they recieve. (i.e: monthly rent paid, vouchers, etc.)

Any and all help would be grand!!

I"ve read SEVERAL of your posts, and you are ALWAYS direct, and offer constructive criticism in a way only a vet in this biz can deliver.
Thanks for that ! And after reading my last couple posts, I realize my attitude toward Mr. Whale needs to subside if I want to succeed with any relative success. They (Mr. Whale and family) are NEVER going away, focusing on them would just be counterproductive. Instead I'm going to take your advice and USE them for every bit of HELP possible and remain HUMBLE.

Yes, as I've shouted and made clear to all that are within the range of my voice...."Big Banks Suck!!!" LOL They sneer at the little man, and make back alley compromises with the bigger, more greedy wigs!! :badwords: I feel like that small guy in the Capitol One commercial that's getting pushed around by the giant pencil of Mr. Big Bank the Whale that repeats over and over: "We only deal with BIG business!" -Classic by the way!

I will definately take your advice on the smaller banks! As this is my first home, I KNOW different programs are available. I think where my mistake was going to Mr. Whale FIRST and not as a last resort. That subsequently KILLED my confidence in the beginning.

And you're right, my 9-5 is a hotel job where I have access to internet, printers, fax machines, etc. and several flight attendants looking for crash pads. AND, my boss will let me STAY in the hotel (on call of course) while I rehab my house, AND find tenants. Sweet....
My gf is Hispanic and speaks the language, which makes my target area more accessible. Sweeter...
I'm on the way and I can feel it. Sweetest....

The way I see it, if I can obtain 3-5 homes by January on a discount and CASH FLOW about $1000-2000 per month, WHILE STILL WORKING then I've made it. Seems doable and within reach...

I have thought about going subject 2, but with my current 9-5 and the majority of my time being spent behind a desk, I am almost convinced that the traditional "buy/hold" strategy would do best. With Section 8 Voucher programs being renewed in 2009, I feel that it's the best time than ever to offer low income housing. Loss of jobs, etc. makes "making the govt pay me instead" (i.e: Section 8) sound like music to my ears. Here in my area of NC, the LINE between have and have not makes this the obvious choice...

Now if I could ONLY find a re agent w/ access to MLS where I can get homes for dirt cheap, then the roses of my heart would bloom ya know?!

Hello everyone.
My name is Jugo and I just wanted to introduce myself here.

I've been interested in RE Investing since conseption :) and I'm looking forward to the opportunity to buy my 1st property.
With my current living situation, at home w/ parents, AND hardly any overhead (i.e: BILLS) I'm now in the prime position to buy my first property and officially start my rental property business I've so long awaited for.
My RE strategy is to buy / hold properties and rent them to ALL qualified
tenants of Low-Middle income status. (Section8) Ideally to Veterans of war, and elderly. With my
My RE Goal is to own / rent 5 of these homes by January 2009. With a set passive income of about $1000-2000+ per month. (With me STILL employed on my 9-5, ALOT of my operating expenses, maintenance etc., will be paid WITHOUT the need of using my rental property income...beautiful!!)

I now have about $4000 start up CASH to work with, and the ONLY monkey to whip now is getting thru these lending requirements put on us hardworking HONEST consumers by the bloated whales down @ Nosebleed national bank and trust!! But I digress....

Seriously, I've had such a hard time getting financed (with NO money in bank) that the idea of having something to show mr. whale down @ Hand-in-your-pocket national bank and loan, just makes me jump for pure joy.

So, that's a little about me and mine, and that is where we are now....
Money, no CASH in hand ready to invest....!

I appreciate ALL the great info on this site, as I am on here DAILY if not...HOURLY reading EVERYTHING!!
You guys are great, respectful to one another (newbie OR vet) , and your creative strategies make me proud to be in the position to ask questions and get honest answers from honest HARDWORKING people actually doing it.
