I’m not a fan of doing business with family or friends but my biggest concerns in this situation would be buying through lens of a home for mom not an investment property and what if she gets there and hates it? Despite owning one I think condos aren’t often the best investment due to the fees and unlimited identical  inventory. 

For better or worse I have found everything in life is about relationships and connections. 

Any thoughts on the overall state of university trends in consideration of so much being virtual now? Will the majority continue to go away from home for the college experience? What about the funding concerns looming? 

Any chance it will lessen the number who feel they don't need to do dishes because they paid a cleaning fee? lol 

You agreed to purchase the property for that price and it appraised. It is unfortunate that it wasn’t a solid investment. Sell the property and check out White Coat Investor’s message board.

Hi and welcome.

You can do either one first although personally I think dipping your toes into a primary residence might make sense first if you don't have enough money to do a down payment on both. Many folks might benefit if they adjusted their expectations of what is acceptable as a starter home in an effort to start building equity sooner.

I don’t have many properties but enough to have learned that in many cases having too much equity in a property can limit your ability to add more doors.

I’m torn because I also believe having a degree makes one more marketable in the workplace but just going to school to go to school can be a time and financial waste. If you were fairly certain you wanted RE to be your career I might feel differently but In your case I would consider a business track at university while pursuing RE. The knowledge, connections and degree itself would give you a solid foundation while earning money and learning the ins and outs of RE.
