October is a long ways away. With the subsequent mailings, let's hope the seller's motivation builds or is there for us to move forward. The seller could also sway back towards  selling the property with a real estate agent, as the equity in property rose due to market values rising in the area.

The property manager has not been informed yet of not renewing the contract, as he was planning on renting again due unsuccessful selling so many times in the past. I am not sure of if he will inform the property manager; as Jeff was saying October is a long time away.  I do however need to look into being able to and possibilities surrounding opening a contract with the seller (if willing)  to tie up the property while in escrow.

 One of the most important things I've found to be true, is the need to be honest and to have a just and moral intent with regard to working with other individuals.

The owners were both absentee, would that have mattered in regards to you going out to check the property? Is there any possible way that I could use my next mailings to them to extend more interest and secure an agreement to purchase like you outlined above?

Thank you for the great advice, I will definitely stay in contact with them and actually marked my list to send out monthly (actually hand written) notes to them, and will use the information you have given to me. As a learning real estate entrepreneur who is looking to get into assigning contracts/ wholesaling, should I include specific outside of what I can do for them and solving a problem they may have?

I just received my first potential seller call from the 1st Direct Mail marketing campaign. The family had been trying to sell their house 3 years for about 5 years, but were forced to rent it out every year until the present due to the listing passing. As we progressed through the phone call he informed me that the house was in a contract with a project manager until the lease with the renters is up in October. 

I informed him that we intend to work around Broker's and Agent's to avoid commissions among other costs, along with potentially souring a relationship with one who could work with us in the future. He informed me he was in fact interested in selling the house, but we would have to wait as time gets closer to the contract ending;  as he would like to put the invested money from the home into a different investment. 

In closing we agreed that I could keep him on my list, to contact him closer to the date the lease ends, and  we can negotiate from there. 

Any advice on what to take from my 1st call, what should be done from here, what could be done better?

@Brian G. My goal is to find a property in which to wholesale/assign/whoetail to another investor as my first deal. I have learned that there are other options and routes that I can take regarding having found a deal, and I am focusing on honing those skill sets. I want to be as ready as I can before getting those calls (That may not come through my first DM touch). However, am I taking the right course of action as I wait for calls to come in, or should I be focusing my efforts on something else?

I have just finished sending out my first direct mail marketing campaign. My question is, what should you focus on after you sent out the first/future mailing lists. I intend on sending different mailing pieces n the future to bring back data as well. Further, being relatively new to REI, I have been focusing my efforts on learning about different exit strategies available for sellers to use when presenting an offer. What is the best course of action following sending out your lists?

Action is what I focus on, as I equate elapsed time as elapsed profitability.

If you are searching for multiple zip codes with the zip codes having different median prices, do you need to gather separate lists with each individual zip code to get the specific results?
