hello community, I hope I can get some help here for my friend. She is living out of the country and bought a rental with inherited tenants in California, oh and doesn't have a property management co. Now the tenants are not paying rent and ignoring notices. What are her options?  Is cash for keys possible in this situation? Does any company or person could represent her in this matter in dealing with the tenants? TIA

Welcome to the game @Richard Nix M. Caasi. Do you already have a good/trusted GC? I'm asking because the good ones are tough to get for a new flipper in SD. There are many flippers here, I personally work with Corey Finnie with SD Flips, and Henish P with The Home solution Co. They both do multiple flips a month. Pm for their contacts.

The Outback meets on 3rd Wed of the month 6:30pm at the Lafayette hotel. January meeting is tonight. $30 at the door, $20 if you preregister by 5pm.

Hi John, I also attend both of those meetings. The Outback is a smaller group and the speakers are mostly local and therefore the info is more specific vs the general type of theme at SDCIA. I highly encourage you to attend the Outback, looking forward to meeting with you, as I'm focusin in those strategies as well.

there are many investor groups you can find on meetup.com. The local reia is SDCIA at Scottish rite center, along with many other breakout groups.

What an adventurous life! Welcome to BP, this platform is a life changer in the investment industry. I highly suggest attending some REIA groups to network and learn the local markets. Here, in SD there is SDCIA, and my favorite The Outback group. Best of luck!
